Project Overview
From the outset, it was clear this project required a structured, end-to-end approach rather than isolated improvements.
The client approached us with a request for a full-scale renovation of a residential property consisting of two separa3te units — a front unit and a back unit.
The goal was not a cosmetic refresh, but a comprehensive upgrade: rethinking layouts, modernizing finishes, and rebuilding key systems to bring the home up to current standards and make it comfortable, efficient, and future-proof.
Starting Point
At the beginning of the project, the house faced several challenges:
- Outdated wall, floor, and ceiling finishes
- Kitchens and bathrooms that no longer met modern functional or aesthetic expectations
- Inefficient heating without proper zoning
- Insufficient insulation
- Aging electrical and plumbing systems requiring code compliance
- Layout limitations that restricted light, flow, and usability
The property needed more than surface-level upgrades. It needed a reset.
Our Approach
-
Strategic Demolition and Preparation
Work began with a controlled demolition phase. We removed existing wall coverings, floor tiles, bathroom fixtures, and outdated structural elements across both units.
Protective hoarding and dust control measures were installed to keep work areas contained and organized.
This phase allowed us to access concealed areas, assess existing conditions accurately, and prepare the home for a clean rebuild.
-
Rebuilding the Interior Framework
Once demolition was complete, we rebuilt the interior from the inside out:
- New drywall installation throughout key areas
- Full taping, mudding, and preparation for paint-ready surfaces
- Selective wall removals to improve flow between rooms
- Installation of new openings, doors, and framing where required
- Targeted patching and finishing to ensure consistent quality across both units
The result was a solid, level, and well-structured base ready for finishes and fixtures.
-
Kitchens and Bathrooms
High-use areas were treated as priority spaces, with a focus on durability, layout efficiency, and long-term comfort.
Bathrooms were fully renovated and included:
- New walk-in and stand-up showers
- Updated toilets, vanities, and accessories
- Floor and wall tile installations
- Moisture-resistant finishes
- Improved layouts to maximize space and usability
Kitchens were redesigned to be more open and functional:
- Installation of new cabinetry and countertops
- Removal of dividing walls to open sightlines and improve natural light
- Improved circulation between kitchen and living spaces
These changes transformed everyday-use rooms into clean, modern, and practical environments.
-
Mechanical, Electrical, and Energy Upgrades
Beyond finishes, the project placed strong emphasis on what lies behind the walls:
- Full rezoning of the heating system with new thermostats
- Installation of radiant heaters for consistent, efficient warmth
- Attic insulation upgraded to a minimum of R50 using hot deck application
- Replacement of the domestic hot water tank
- Electrical work brought up to current code standards across both units
These upgrades significantly improved comfort, safety, and energy efficiency — critical for long-term performance.
Final Result
By the end of the project, the property had been fully transformed:
- Two modern, fully renovated residential units
- Updated kitchens and bathrooms with contemporary finishes
- Improved layouts with better light, flow, and usability
- Reliable, code-compliant electrical and mechanical systems
- A warmer, more energy-efficient home designed for long-term use
The house is now well-suited for comfortable living, rental purposes, or future resale.
Why This Project Matters
This renovation reflects our core approach to residential construction:
- We focus on complete solutions, not isolated fixes
- We address structural and mechanical fundamentals, not just finishes
- We plan with long-term performance in mind
- We balance design, function, and build quality
This project demonstrates how a thoughtful, full-scope renovation can completely redefine a property.
